The Haven at Palmer Pointe

The Haven at Palmer Pointe is a beautiful, new-construction, 4-story senior development with a total of 150 units. 144 of the units are 1-bedroom apartments and 6 of the units are 2-bedroom apartments. The Haven at Palmer Pointe is located at 1135 Carter Street.

The Development at the corner of Carter St. and Two Notch Road is close to Columbia's city center and less than 3 miles from Prisma Health Richland Hospital. A Message from the CEO
In May 2021, Columbia Housing launched Vision 2030, a multi-year $500M development plan to redevelop, renovate, and reposition all public housing units in Columbia Housing's portfolio.
In this Developmental Edition of our newsletter, we want you to check out our progress. We currently have more than $100M in new affordable housing developments underway. By mid-summer of this year, we will welcome 435 families to their new homes.
In addition, we are excited to announce our investment of more than $80M to renovate hundreds of units across our portfolio. We are making tremendous strides and are grateful to our residents for their patience and our partners for their support.

The Oaks at St. Anna's Park

The Oaks at St. Anna's Park is the new development at the site of the former Gonzales Gardens Public Housing Community on Forest Drive in Columbia. Gonzales Gardens was demolished in 2017. The U.S. Department of Housing and Urban Development cited the 77-year-old community's obsolescence, indicating that the aging community had exceeded its useful life.

The Oaks at St. Anna's Park is conveniently located on Forest Dr. near downtown Columbia. The Medical University of South Carolina's hospital campus located directly across the street. Grocery stores, restaurants, and shopping are less than a mile from the site. - Resident Amenities

The Oaks at St. Anna's Park is a mixed-income community with townhomes and apartments for families and a senior high-rise for residents 65 years old and older. The new community included 190-2 & 3-bedroom family units and 95 senior units.

Columbia Housing is proud to partner with Mungo Construction on the development of the Oaks at St. Anna's Park. In 2018, Ward Mungo Construction, LLC (WMC) began its journey as an independent company separate from Mungo Homes.

Located on Rosewood Dr. in Columbia and currently consists of 52 senior units and 24-2 & 3-bedroom units.- Development Plans:

- Total Investment: $5,654,000
- Construction on each development is estimated to take 18 months.

- Lewis Scott Court
Located in Eastover, S.C., and was opened in 1985. The property currently consists of 67- 1, 2, 3, & 4-bedroom units.
This project will consist of moderate renovations. Renovations include kitchens, bathrooms, flooring, and painting.
Site renovations consisting of pavement markings, selective site demolition, minor sidewalk repairs, steel railing, minor landscaping, and asphalt resealing will also be completed.- Development Plans:

- Total Investment: $7,547,000
- Construction on each development is estimated to take 18 months.

- Hammond Village
Located in downtown Columbia near Earlwood Park and was opened in 1976. The property currently consists of 78- 1, 2, & 3-bedroom units.
Interior renovations will include kitchens, bathrooms, flooring, and painting.
Exterior renovations include new entry screen doors, new exterior door hardware, replacing windows and the surrounding plywood panels with fiber cement, flashing, and trim.- Development Plans:

- Post Renovation Units: 78
- Total Investment: $7,897,000
- Construction on each development is estimated to take 18 months.

Single Family Homes
Columbia Housing owns over 250 single homes as part of its affordable housing inventory. In the fall of 2023, CH began extensive renovations on the first group of homes. Once work has been completed, the homes will be available to qualified residents for purchase through a lease/purchase program.
Kitchens, bathrooms, flooring, roofs, and windows are just some of the improvements being made to the homes before they are offered for sale. Additional improvements may be made depending on the property.
CH CEO Yvonda A. Bean said, "We are thrilled to be able to convert these former public housing units to homes for our residents who have been working hard to get ready to purchase. Homeownership has and always will be one of the best ways for individuals to build wealth and security and CH is excited to be part of that journey".
